Buying and Selling Dirt: PJ Reilly's Success in Land Wholesaling
Real Estate Wholesaling Syndicate
06/29/23 • 44 min
In this episode, the host Ky Logue interviews a guest named PJ Reilly, who is involved in wholesaling land. PJ shares his experience of how he got started in real estate, specifically with buying and selling land. He explains that he initially heard about buying houses in Detroit but found it challenging. However, while watching a video about selling land, he came across an opportunity to purchase two properties for $1,100 each. Without much knowledge about deeds and contracts, PJ negotiated a deal with the seller and bought the properties.
PJ mentions that he sold those properties two weeks later for $1,500 each, making a $1,000 profit on each property. This success motivated him to continue pursuing land deals, and he has since completed around 500 deals. He primarily focuses on buying and selling land, but occasionally deals with houses and mobile homes if they are on the land he purchases.
The conversation also touches on the emotional attachment people have to land in different regions. PJ explains that while a nice car may be seen as a status symbol in certain big cities, in rural areas, such as where he operates, the value is placed on land rather than luxury vehicles.
PJ discusses his approach to finding land deals, which primarily involves sending out around 10,000 mailers each month. He explains his process of using a CRM system and a call center to handle responses from sellers. Once the responses come in, PJ's team evaluates the properties and determines their potential value.
Overall, the episode provides insights into PJ Reilly's journey into wholesaling land, his approach to finding and evaluating deals, and the emotional aspect of land ownership in different regions.

Seller Finance with Kash Money Mike Termine
Real Estate Wholesaling Syndicate
06/29/23 • 51 min
In this episode of the Real Estate Wholesaling Syndicate podcast, host Ky Logue interviews guest Kash Money Mike Termine, a creative buy and hold investor and seller finance educator. The podcast focuses on seller financing and creative financing in the real estate wholesaling industry.
Kash Money Mike explains that creative financing is a strategy that allows investors to structure deals in a way that helps them achieve long-term wealth. He highlights the importance of understanding different types of deals and identifying those that contribute to long-term success.
Seller financing, according to Mike, is a low-risk acquisition strategy within the umbrella of creative real estate. It involves finding properties that are fully paid off and structuring terms with the seller, often providing them with more money or meeting their specific needs in exchange for time.
Ky shares his experience of realizing the advantages of creative financing over traditional wholesaling, as it allows investors to offer more than the typical 70% of the after-repair value (ARV) when purchasing properties. Creative financing provides a win-win solution for both the investor and the seller.
The discussion delves into the misconception of using creative financing as an option rather than a solution. Kash Money Mike emphasizes the power of treating it as a solution and the importance of having meaningful conversations with sellers to understand their needs and provide the best possible outcome.
The podcast also touches on how Kash Money Mike acquired his name, which originated from a moment when he pulled out cash from his pocket and a pitcher on his team jokingly called him "Cash Money Mike."
In recounting his journey into seller financing, Kash Money Mike shares his passion for real estate, his initial interest sparked by his father's properties. He talks about his early experiences, including attending a foreclosure training, becoming a broker, flipping houses, and gradually learning and embracing creative financing.
During the podcast, the hosts engage with the audience, answering questions and discussing topics related to seller financing, building rapport, taking over mortgage payments, refinancing, and concerns about the due-on-sale clause.
Overall, this episode provides valuable insights into the world of seller financing and creative financing in the real estate wholesaling industry.

Automate & Dominate: Using Systems to Scale Your Wholesale Biz
Real Estate Wholesaling Syndicate
02/13/25 • 28 min
In this episode, Ky Logue shares his recent speech from Joey Bibbo’s event in New Jersey, diving deep into the power of systems in wholesaling real estate. Whether you’re just starting or scaling your business, Ky breaks down the three core systems every wholesaler needs to automate, streamline, and close more deals. He also opens up about his personal journey—from a tough upbringing to building a successful real estate empire—and how implementing the right systems changed everything.
What You’ll Learn in This Episode:
🔥 The three essential systems every wholesaler needs:
- Marketing System – Generating leads consistently and tracking them effectively.
- Sales System – Closing more deals with proven scripts and automation.
- Disposition System – Finding buyers fast and moving deals efficiently.
💡 How AI and automation can help you scale your wholesaling business while keeping a lean team.
💰 The power of follow-up – Why most deals don’t close on the first call and how to maximize profits through consistent follow-up.
📈 The importance of CRMs – Why tracking your leads is crucial and how to set up a system that works for you.
👊 Overcoming a scarcity mindset – Ky shares his personal story of struggle and how shifting his mindset (and implementing systems) led to massive success.
Key Takeaways:
- Systems = Consistency. Without them, you’ll always be stuck working in the business instead of on it.
- Follow-up is where the money is. The majority of deals come from persistence, not just the first call.
- CRMs are a game-changer. Even if you're just starting out, using a system to track your leads is non-negotiable.
- Scripting matters. A structured sales process allows you to duplicate success and train others effectively.
- Automation is your best employee. AI and tech can handle repetitive tasks so you can focus on closing deals.
