Ohh the difference one year can make!!

That’s right! This week marks the official one-year anniversary of the show’s launch back in April of 2020 and we couldn’t be more excited to celebrate by bringing back our very first podcast guest from Episode #1!

I listen to podcasts and attend conferences, but also newbies have information that I should be looking at in a different way than I have before. You never know where information and learning is going to come from, so it’s important to always be open to that.

2. What have been the lasting lessons you've learned along your journey?

It’s a team sport, so constantly network, track who you’re talking to, what their specialty is, and what markets they’re in because you never know when you might find something that I need others’ insight on. Keep building on your database.

3. What advice would you give to the listeners to help them grow their businesses?

Don’t be afraid to ask questions and network. Go to meetups and be fearless in introducing yourself. This is a very giving industry and if you ask for advice, most people will give you anything you need to know. People have helped me along the way and I always try to help them as well.

Gino: “For me, clarity. Why are you building? Why are you building? Why are you growing your business? Ask yourself, why you run the business? Figure out the plan, figure out why it isn't clear on your goals.”

Jake: “I think that if someone wants to be multifamily, it's education times action equals results. I think that's where you start, you go get yourself educated. Now's a great time to do it. It's putting your time and effort into your folks growing your people, making sure your systems are there. It's constant improvement and building that culture. That's what's worked for us.”

Today’s guest on Prosperity Through Multifamily Real Estate Investing podcast is Courtney Vitek from MLDC Management. She is accountable for day-to-day operations and client relations at her company and progressed quickly in her 11-year tenure. She began as a leasing agent in 2008 at Greystar and was quickly promoted there as well. Courtney grew her portfolio quickly and significantly at Citygate, and has received many certificates and distinctions since then.

Cody asks about the primary responsibilities of property managers and Courtney explains that it is to execute the business plan of the client, align it with their goals and vision, and make sure they get their returns. They also have to comply with housing laws and ensure residents have safe homes to live in.

Our guest explains that clients should have monthly conversations with her to review budgets, since as a PM, she knows more about the little details. She invites clients to ask questions, try their best to communicate clearly, listen to her, and share a relationship of respect.

Courtney is asked about anything that stands out to be aware of during today’s challenging market cycle with an unpredictable future. She elaborates on how she has noticed that investments are being pushed aggressively to hit certain returns which aren’t realistic.

Neal: "Every once in a while, I like to disconnect and go do something completely different that I have no knowledge of. My university for that in YouTube. Right now, I’m building stuff in my house from scratch that I haven’t done before and it’s forcing me to really think about that. The math is so complex that it’s forcing me to come up with new learning. Doing things that are completely counterintuitive is a million times more beneficial than repeating the same stuff we do."

2. What have been some of the lasting lessons along your real estate investment journey?

Neal: "As a real estate syndicator, the biggest lesson I’ve learn is don’t get into markets based on what’s going to happen to them in the future because we tend to sell ourselves and our investors on this huge vision of the future and sometimes that vision just doesn’t take place. Go into markets that already have a lot of wind on their back, not into markets that don’t. Don’t sell yourself on a project for the sake of acquisition fees because then you’re an unpaid wage slave for five years."

3. What advice would you give to the listeners to help them grow their businesses?

Neal: "One of the best places on the Internet to learn about these types of asset classes and what they’re doing is Multifamily University. We host about 40 webinars a year and more than 75,000 people sign up for them. This kind of structure is a great way to learn."

I love giving back and seeing the excitement on their faces when they learn what they need to know to grow further. The more we help people without manipulation... game over, we’ve already won!”

Erin: “Make sure you partner with the right people. There are a million ways to skin a cat, so don’t think so straightly. This is the game of arbitrage. Negotiation is key. Do not beg for anyone’s money, create an opportunity that leaves them mind-blown and wanting to know how they can get in on it as soon as possible.”
