Prosperity Through Multifamily Real Estate Investing

What separates the successful entrepreneurs from the “want-a-preneurs?” Sure everyone knows it takes hard work and determination to be successful however it’s the intangibles that set the great apart. Creativity and the ability to solve complex problems or issues are some of those intangibles.

Our guest on today’s episode is Erin Hudson, Partner at Quattro Capital, real estate investor, business owner, financial professional, chiropractor, and mother of five. Erin, having very limited availability and resources, relied on her ability to be creative and a problem solver to create opportunities to grow her portfolio with significant momentum. Those opportunities led her to discover multifamily investing and her partners at Quattro Capital. Together, Quattro Capital is elevating their business to the next level.

Dr. Erin Hudson is an accomplished ten year entrepreneur as well as a wife and mother of five. She is the proud owner of Hudson Wellness Center in CA providing chiropractic services and serves as director for a team of 30+ employees. She is a successful real estate investor with a track record spanning five years, as well as asset manager of a $19.5 million real estate portfolio for which she raised over $3 million in capital.

In this episode, we cover:

How did Erin start growing her portfolio using creativity.

How did Erin start operating above her business and not in her business.

What does it mean to be resourceful?

How Erin started investing in multifamily and how you can get started.

The importance of finding the right partners.

Erin addresses each of these important points and many more in this value-packed episode. Tune in today to learn what it takes to be a successful entrepreneur and real estate investor!

The Final Four:

1. What do you like to do for your continued education to further your investing?

Erin: “I just went to a Multifamily Mindset event with Tyler Deveraux and Ryan Woolley, I actually was a speaker there, and it was so awe-inspiring to be able to pour my knowledge and lessons learned into other people. I love giving back and seeing the excitement on their faces when they learn what they need to know to grow further. The more we help people without manipulation... game over, we’ve already won!”

2. What are some of the lasting lessons you’ve learned along your journey?

Erin: “Make sure you partner with the right people. There are a million ways to skin a cat, so don’t think so straightly. This is the game of arbitrage. Negotiation is key. Do not beg for anyone’s money, create an opportunity that leaves them mind-blown and wanting to know how they can get in on it as soon as possible.”

3. What advice would you give to the listeners to help them grow their businesses?

Erin: “Ensure you find partners that are strong at the skills you’re weak at. I don’t know where I would be without my partners. Life is so much fun and there are opportunities everywhere if you look around.”

4. How can the listeners learn more about and connect with you?

Erin: “Visit our website at www.thequattroway.com and you can always find me and message me on Facebook, just search Erin Hudson. I’d be happy to get on a call with you, pour into you, help you with your learning curve, and take it to the next level.”

Syndicating is a B_tch with Bruce Peterson

Many of us have heard of or even witnessed the lucrative income potential from an apartment syndication deal. It is no secret that thousands of aspiring commercial real estate investors have entered into the space over the past decade or so in an attempt to benefit from this very lucrative strategy. But how many have succeeded? As lucrative as this strategy may be, apartment syndication isn’t for the faint of heart.

Our special guest on today’s episode is Bruce Petersen, Founder and CEO of The Apt-Guy. Bruce is an educator, best-selling author and syndicator of large multi-family properties throughout Central Texas ranging in size from 48-292 units. He was awarded the Austin Apartment Association’s Independent Rental Owner of the Year for 2016 and the National Apartment Association’s Independent Rental Owner of the Year for 2017 as well as Think Realty's Multifamily Investor of the Year 2019.

After being disappointed in the messages he was receiving at various real estate conferences, Bruce felt inspired to share a more transparent message about the realities and hardships of being a syndicator and operator in the multifamily space. It was this inspiration that formed the basis for his book, “Syndicating is a B_tch” a no fluff, direct message as to what challenges come with the roles of a syndicator and what type of person it takes to manage those challenges.

In this episode we cover:

What was Bruce’s inspiration for writing his book.

What were some examples of hardships he’s faced in his business.

Why not everyone is cut out to be a syndicator.

The importance of building a team of professionals with complimentary skillsets.

Bruce’s preference on his equity structures and why.

Tune in today to hear Bruce discuss all of these important topics and so many more!

The Final Four:

1. What do you like to do for your continued education to further your investing?

Bruce: “I’ll be honest, I’ve never read an investing book in my life. I just followed a coach and they taught me everything. I’m very involved with the Apartment Association hence I am always surrounded by people smarter than me. I read a lot of personal development book and I read it all the time."
2. What have been some of the lasting lessons that you have learned throughout your journey?

Bruce: “Be self-aware. Know what you are good at and know what you suck at. Own it and ego might get in the away most of the time and we are denial of it. We are all not good at some stuff and if you will not admit it you will hurt yourself and your investors, if you are a syndicator."

3. What advice would you give to the listeners to help them grow their businesses?

Bruce: “Don’t be scared. Being afraid will keep you exactly where you are. If you will always do what you always did, you’ll always get what you always got. Henry Ford said that and it’s true. Many people are not happy, satisfied and fulfilled. You cannot do something that will put your family under a bridge, but at the same time, take chances on yourself. Listen to smart people. If the people around you are not supporting you on your endeavors, then quit hanging around from them. They might be fantastic but they are not helping you. Believe in yourself and move forward. Make changes if needed.”

Creating an Equity Fund or Fund of Funds with Nicholas Moore

It’s no secret having multiple investing resources and strategies at your disposable put you at a competitive advantage as a real estate entrepreneur. Arguably, the most significant competitive advantage is the ability to raise capital. “Cash is King!” When it comes to raising capital, Equity Funds and Funds of a Fund are two strategies commonly used by operators and capital raisers to maximize their fund raising and partnership opportunities.

Since 2012, Nick has been involved in real estate law in various forms, including acquisitions and refinancing’s with retail, fast food restaurants, multi-family real estate, and self-storage real estate. Having assisted clients with multi-millions in real estate deals, Nick guides his clients from the inception of the deal to post-close business matters and everything in between. Nick is also a general partner in commercial real estate and has assisted in the formation of private equity funds, limited partnerships, syndications, debt securities, and corporate structure revisions to accomplish his clients’ complex objectives. In 2020, Nick was selected by Super Lawyers as a Georgia Rising Star for the areas of Corporate and Business which is reserved for the top 2.5% of attorneys in the practice area. 2. What have been some of the lasting lessons you have learned along your journey?

Nicholas: “If you are not the finance guy, go get one! Get a finance person on your team who can explain and argue why they are right, otherwise, you will be handicapping yourself.”

3. How can listeners learn about and get connected with you?

Nicholas: “Connect with me on LinkedIn: https://www.linkedin.com/in/nicholas-g-moore-28676228/ or by email at [email protected].
