Today, we’re talking with Monsieur Henri Cousineau, from Montreal. Henri’s a real estate broker focused on leasing office space in the Montreal market.
He's been a realtor for a very long time and online since 2000! We talked about some of the evolution during that time, and focused in on the chain from getting eyeballs to his website, then people leaving their name and email address, then bonding with them over time, and finally meeting with them face-to-face. We discovered the weakest link for him is in getting people, once they come to his site, to leave their name and their email address.
We focused on that because from there, he's really got a great business dialed in and has been very successful in helping people once he’s able to be in contact with them.
This is a really good episode with a lot of transferable takeaways. You're going to enjoy it.

One of the things we focused on is how to identify the best area for you to target and dominate a Getting Listings category. We looked at starting with how people view these areas and the horoscope effect. How can we make something appealing to a very specific set of people because they recognize 'that's me.'
This is where we get talking about neighborhoods versus a town or a school district. We want to get as narrow as we can to where people recognize the area and say 'that's me,' and we walked through the psychology of that reaction, and how to evaluate and compare one area to another by comparing the total yields from these markets.
We ended the conversation talking about how to really enroll your top 150, and get maximized results from the people who you know, and you'd recognize if you saw them at the grocery store, so you get them programmatically thinking about you every time they hear a conversation that involves real estate.

He started getting his top 150 together, and we talked about how to ramp that up. He took action and has twice mailed the world's most interesting postcard to the list he has, and already has some interesting results that you'll hear about.
Then we talked about Getting Listings and how he can secure a gold mine area he's found, so we spent a lot of time focused on how to really establish himself as the 'Go-To' guy in this particular neighborhood.
Dylan's going to be someone we can watch over the next 12 to 24 months as an amazing case study, so the question is really going to be, will you stick with us, watch what's happening, and let's see if it can be you too.

If you've been with us since the beginning, you'll remember Ron was one of the first episodes on the podcast, and he was famously the guy who got his very first listing, and sold it before his 30-day trial at GoGoAgent even expired!
He's developed that into amazing things over the last three or four years, and we had a great conversation about something we in GoGoAgent called Market Maker Monday.
Ron's been the greatest adopter of this strategy. We have a whole thread in our forum where we post the results of sharing Market Maker Monday emails, and in this episode, we talk about the results people have been posting, and the psychology behind being a market maker.
As a case study, Ron has some great numbers from the first year of people who responded to him, and what's happened with them over the three years since.
It's another great example of winning through consistency.
