The Property Vault Podcast

In this podcast episode, hosts Dan Hulbert and Amy Rowlinson discuss one of the most important factors involved in property investment: refurbishments. There are lots of different moving parts involved in refurbishments and Dan and Amy walk you through the four key stages involved: People, Preparation, Procedure and Profit. They also recommend when refurbishing an investment to operate from three different perspectives: a builder’s knowledge which involves the practicality of how best to build out the space, the investor’s mindset where you are focusing on how to get a great return on the investment and the end user’s functionality as to how the property is to be lived in. They give an overview of the seven steps involved in the Procedure stage of a refurbishment: Initial site meeting, strip out/demo, first fix, second fix, snagging, sign off and dress to finish.

In this podcast episode, aimed for seasoned property investors and newbies alike, hosts Dan Hulbert and Amy Rowlinson give an overview of what is involved within their Practical Property System. There are three key phases: People, Preparation and Procedure and these are then subsequently broken down into 21 steps designed to be implemented into any property business model.

They discuss the importance of viewing a property from three perspectives; a builder’s knowledge, an investor’s mindset and an end user’s functionality of living within that space. They examine why it is best to detach your emotional reactions when viewing a property, how it is best to remain neutral in design and not overspend on those unnecessary extras.

Do you know what the actual, not estimated, refurb costs will be? If not, Dan and Amy recommend that when viewing properties, you take a trusted builder with you and ask them to point out what the defects are and factor in additional contingency costs before making your offer. It will save you a lot of money in the long run. They cover budget, team and research and help you to understand what is required from a practical perspective. Just because the numbers work on paper for a deal doesn’t mean in reality that is the case!

The most common limiting beliefs they detect were consistently linked to money, the fear of failure and rejection, Imposter Syndrome, the need for perfection or a lack of experience and knowledge. They discuss how the overstimulated mind reacts to being constantly bombarded with information every second, how all that information is subsequently processed and how each individual will experience events through their own unique filter.

They recommend a route to achieving fast results and clear any limiting beliefs which is to work with an NLP Coach to change the language you use and switch your thinking to enable you to move forward in your property journey. Another tool suggested is journalling, recommending keeping two journals; a success journal where you record all the wins and a second journal where you record your stream of consciousness. You then become more aware of your language that you use every day in both written and verbal form.
