Some of them he keeps for himself, some he quickly flips on without doing any work to them, and others he sources for his investor clients.
Regardless of who ends up buying the deals he sources, they need to make sense financially, so to be able to do this volume is a real skill that I think we could all benefit from. Today, I'm delighted to be joined by Paul Pickering. Now, Paul is a guy who's got a lot going on in his life. He has got a little girl who's two and a half years old. He's just had a little boy with his wife who is currently four weeks old, it's also his birthday on the day we recorded this.

So massive Happy birthday to you. Paul is in the process of transitioning out of his career in the military and he's just going into business with a builder that he's been working with for the last couple of years. Paul's been investing for five years. He started his business just before COVID and continued to grow it ever since, doing some really interesting things while investing pretty remotely being based down south to start with and investing in the Northwest and then moving up to Scotland, but continuing to focus his portfolio in and around Liverpool.

So lots going on from simple single lets to more complex social HMOs and I think you're going to really enjoy today's episode. So sit back, relax, enjoy it and have fun.

6 years ago, Stuart Lordan joined me on the podcast with plans to reach 100 HMO rooms within 12 months. Today he’s back to say that he failed to reach that goal, with about 80 rooms in the portfolio at the time of recording, but instead of pushing for growth at all costs to achieve those 100 rooms, he’s instead managed to build a stable business with solid financials, retain freedom and flexibility in his own life, and diversify into other areas as well.

He’s learnt a lot along the way, but possibly no more important lesson than realising things don’t always go to plan, and that’s okay. You can be a success despite your failures, in fact maybe only because of them.
