Doing the interiors of your new build on your own? Not engaged a team of professionals yet? It can be easy at the start to think you can do it all yourself.
But the more you get into the process, the more you’re finding yourself overwhelmed with decision-making and multiple emails from your builder. Emails with questions about your interiors you can’t answer, like plumbing pre-lay, appliances, tile set outs and light fittings to name a few.

Today Jane helps you understand the 3 emails you don’t want to get from your builder and how to avoid them.

Today we’re taking you inside client Presentation Day where you’ll discover what goes into it and how you can get the most out of this exciting stage of the design process.
I love how Emma describes the presentation as a story, with different layers and elements of the design unfolding during the presentation and coming together in a cohesive, measured and highly detailed outcome at the end.

Emma has some great advice for clients in this process, including allowing time for the ‘back of house’ design work to be done by your designer and again during the presentation waiting for all the drawings, finishes and materials to be revealed.

We also discuss the dangers of using online imagery to select colours and materials, as well as drawing too heavily on inspo images to create your design. Trust in the design process and in your designer’s expertise to deliver something that is perfect for you, your lifestyle and your home.

Inside Design - 10: What makes a dream client? With Jane Ledger
play

10/30/23 • 29 min

There are things that every successful project has in common. While each project is different and all clients come with their unique personality and objectives, looking back over past projects, Jane has discovered that her dream clients all have 5 traits in common. She spills the secrets on what they are in today’s episode:

  • They engage her as a professional. They are usually running businesses or delivering business services themselves so know the power of engaging a professional with expertise they don’t have. Dream clients also want to assemble a team of affiliated, like-minded professionals at the same time, eg architect/building designer, interior designer and landscape designer
  • They engage Jane from the very start of the project. This has 2 advantages - she has plenty of notice and can schedule them into her project schedule. And, she is part of the overall vision for the home and early briefing stages of the project. Any challenges or issues that come up during the project are resolved quicker and more easily because the team is aligned and has been in it from the beginning
  • They want the whole thing done. Jane can make the biggest impact when delivering a start to finish outcome, from concept development, to the interior drawings and documentation set, fixtures and finishes specification through to furnishing selections and styling
  • They value quality and longevity in selections, product and furnishings. They are open-minded, curious and a little bit adventurous when presented with new finishes or ideas.
  • And here’s the surprise trait - they pay Jane for her professional fees on time, every time and always ask for her invoices. Wow! What a game changer that has been

Loved my chat with the incredible Jess O’Shea on cabinetry design. This is a must-listen episode for anyone contemplating a kitchen or wet area renovation. We talk about what goes into a kitchen design, including:

  • the specialist skills an interior designer brings to the design process
  • how much kitchens really cost (it’s never what your friends tell you!)
  • the pros, cons and cost implications of key materials such as marble vs engineered stone, and different cabinetry finishes
  • how many trades are involved in a kitchen reno
  • why we're obsessed with our cabinet-makers
  • how a designer can help you decide where to splurge and where to save in your kitchen design

I especially loved Jess’ golden rule of kitchen design - which has nothing to do with the ‘kitchen triangle’ we were taught at design school!

5 Lessons from 10 Years in Business
This September marks 10 years in business for Jane Ledger Interiors. Wow, that time has sure flown. I remember the day I arrived back in Perth from Sydney in 2014, newly minted interior designer, leaving behind a career of over 20 years in corporate management. I had no idea how I’d get clients or run a solo business.
Today I’m sharing what I’ve learned as a designer in that time.
5 lessons from 10 years in practice:
1. Design takes time
2. Money matters
3. Mistakes are good
4. Education is everything
5. Connections count

Inside Design - 22: Construction Cost vs. Total Project Cost
play

06/17/24 • 14 min

Often I see homeowners working out a budget for their new build or reno project - with only one figure in mind. The Construction Cost. But what you pay your builder is only part of the equation.
You also need to factor in all the costs of getting your project off the ground, planned, approved and ready for construction. Council fees, consultant fees surveyors, engineers, just to name a few. And then there’s the professional fees of your architect or building designer, interior designer and landscape designer. These are additional to your builder’s cost.
This is the Total Project Cost.
In this episode I’m breaking down the difference between Construction Cost and Total Project Cost so you really know what to budget for and why.

I love so many words in our design language. I love words full stop!! Because with the visual spaces I’m creating I’m also imagining the words that go with it.
But today, I’m sharing 3 words I just can’t handle in design. Words that have wormed their way into our lingo. Things I hear when people talk about design, and when they’re talking to their designer.
Is this you? I’d love to know what you think about these 3 words I’d love to change.

Welcome to the Season Opener for Season 2 of Inside Design. In this episode, Sarah Maxwell chats with Jane Ledger about the second part of her journey in design from Sydney to Perth. This time the story takes us inside a smoky nightclub and what happens after she meets a mysterious man on the dancefloor. But it’s what happens decades later that is the greatest surprise of this story. As you listen, Jane shares how throwing away the ’shoulds’ of her life and moving beyond the expectations and views of others, has taken her design, and personal, journey to a whole new level.
If you loved the beginning of this story last season (https://podcasts.apple.com/au/podcast/inside-design/id1700365558?i=1000622994947), then you are going to love this chapter that shows us the most important thing you can do in life is to just be you and do what you truly love.
