One of my favorite rental property management websites is iPropertyManagement! They have guides, resources, tools, templates, a breakdown of landlord/tenant laws and SO MUCH MORE that will help you become a profitable landlord!

So many people ask me if I have contracts and templates for rental properties and I just use the landlord/tenant templates that iPM provides! They have templates for rental applications, eviction notices, sublease agreements, move out checklist and SOOO MUCH MORE... I could literally go on forever lol there’s a template for just about anything you can think of! Not only are there universal templates, they have templates for EACH state that are simple and easy to use.

Another frequent question that I get a lot is “how to find good contractors?” I personally use Home Advisor. You can literally type in exactly what you’re needing done and they will match you with the best contractors for the job, show you recent reviews from other people who have worked with them AND allows you to click a button that will request a quote from all of the ones you were matched with. It just makes finding contractors so much easier!

At age 19, Anthony was deep in debt, homeless, sleeping in the back of his car. In this episode I am very transparent about what’s going on with my money, being laid off for the first time, how I was too prideful to apply to unemployment and what made me finally apply. Honestly, I didn't want to talk about a lot of these things but I wanted to show that even when you think people have it all together... sometimes they don't and it's okay! That’s life and life happens. Sometimes you have to put your pride aside and ask for help. Money has so many emotions tied to it and it’s okay to feel the feels. We got this!

Today Mark Jones II is bringing some real estate GEMS to the I Don’t Do Budgets show! Mark is an LA native and and witnessed the real estate equity boom prior to the bubble of 2007-2008. He knew then as he knows now that wealth is built in real estate equity. In 2015 he househacked his first single family home in LA County, which allowed him to Live rent-free and to use the equity he received from his first house to get his Los Angeles triplex. He now owns a triplex near the new SoFi Stadium in Inglewood, California and has a brand called Livin' Rent Free where he teaches people how they too can live free.

If you’ve ever been interested in the concept of living rent-free, you do NOT want to miss this one. Mark gives us so many good recommendations and got me seriously thinking about eliminating my own biggest expense: rent.

Can you imagine making money from real estate investments WITHOUT actually owning any properties?! Today’s guest is teaching us how to do just that, investing in real estate in a less traditional but VERY strategic way.

Tommy Holt Jr. started his real estate career in 2008 when he became a real estate agent while still working a full-time job as a SWAT officer in Miami. He quickly recognized during the start of the 2008 recession that only the strong and resourceful investors would still be in the game after all the dust had settled. During this time is where his love for real estate INVESTING started to take shape. His first flip resulted in a $10,000 loss, but after a ton of research and support from different mentors, he found massive success in wholesaling. Since then he’s done over 100 wholesale deals and has 7 AirBnB properties in 2 different countries.

You have to listen to the entire episode because it is mind blowing the way he invests and the way he thinks about real estate investing.

This week in the guest chair, we have Brandi Hayes. Brandi is a real Estate Investor/ Landlord in New Jersey; She has been working in the banking industry for over the past 5 years. She has an 11 year old son Nehemiah who she introduced to entrepreneurship when he was just 9 years old. She taught him and herself about bulk candy vending. He currently has 10 machines out working for him bringing in passive income.

I’m SO excited for this week’s episode with Brandi. I know it’s longer than usual but that’s because it was SO good! I don’t say this that often but this was one of my favorite interviews. You should take notes for this but I just want you to listen. Like you just need to pay attention and then maybe listen again to take notes haha. In the first part we talk about real estate but the second part Brandi talks about how she introduced her son to entrepreneurship and I don’t even have kids yet but I’m definitely going to listen to this episode again when I have them!
