In this episode, I interview Demetrice Ballenger who is a Real Estate Developer located in Houston, Texas. This is our first ever interview at an active development site where Demetrice is building 84 single family homes.

In total, Demetrice has well over 100 homes being developed which I had an opportunity to see all over the city. In this episode we discuss his journey in real estate development, the growth of Houston and we also did a walk through of the model home. Demetrice's preferred lender, Maurice Tillman also joined us to talk about how these homes can be financed.

This episode with Crystina Cardozo was inspiring! Crystina is an out-of-state real estate investor and math teacher who is on a mission to educate as many families as possible on how to grow and keep generational wealth.
She was first drawn to real estate when she and her husband decided to buy a single family home that they could house hack. They rented out the basement, which ended up covering most of their mortgage. They went on to purchase more properties out-of-state in Pennsylvania, Missouri and Wisconsin, and even turned an RV into a powerful asset.
Listen in as Crystina shares how she was able to earn more from renting out her RV than from her short-term rentals, investing in tiny homes, and the advantage of investing primarily in “drivable destinations”.
Highlights
1) When investing out-of-state, the further away the property, the more dialed in your system has to be. Have a trusted team in place to take yourself out of the equation as much as possible, so that you can better focus on scaling your business.
2) If you own a property for under a year, you could get hit with capital gains. In order to avoid paying these high taxes, you can consider a 1031 exchange.
3) If you’re considering investing out-of-state, learn as much as you can about the market. Join Facebook Groups to hear directly from the local community, interview your realtor thoroughly, and create your team before closing on a property.

Today, I interview Cheryl McKissack Daniel, President and CEO of McKissack, the nation's oldest minority/women-owned design and construction firm. The family business was incorporated in 1905, however the family’s history of architects and builders began with an enslaved Ashanti ancestor in 1790.

“We document the Black experience through our structures,” Cheryl says with pride. Her grandfather, Moses McKissack III and his brother Calvin were the first black licensed architects in the country. “It’s a sense of strength for me,” she says. “I haven’t had to deal with anything my ancestors had to deal with.”

Listen in as Cheryl tells us how her grandfathers and parents shaped Black history through their bravery and determination to see their business succeed. She discusses the biggest challenges she had to overcome once she took the reins of McKissack, and how she sees the future of the construction industry.

Highlights

1) 1 out of every 5 businesses fail in their first year, and the odds get even lower when it comes to passing a company from one generation to the next. Cheryl, a black woman and a fifth-generation business owner, proves that everybody has the ability to create their own destiny.

2) We can all play a part in getting projects like the Affirmation Tower to finally break ground. It all comes down to getting the word out, holding our leaders accountable, and creating a groundswell of support.

3) Getting into the construction industry doesn’t necessarily require getting a construction or architecture degree. From finance, to business development, to marketing, to PR, to insurance, to writing (ex. creating business proposals), there are many avenues to a career in this multifaceted industry.

This episode with Alex Edwards was inspiring! Alex got his start in real estate after his college professor gave an assignment to buy something and treat it like a business. At 20 years old, he decided to buy a multifamily property for his assignment and left school because he couldn't pay for school and the mortgage.

Unfortunately, he purchased his property during the subprime lending crisis and got a bad mortgage. He was able to save his house by getting a loan modification.

Alex became a real estate agent and eventually got his broker's license so he could start his own brokerage. In addition to his business, he continued flipping properties and buying rentals with his wife. When his mother wanted to sell his childhood home, he bought it from her and paid out his siblings to keep it in the family. One of his proudest moments in building condos in the neighborhood he grew up in.

In this episode, we discuss the Boston real estate market, growing your real estate business, keeping homes in the family and more.

Highlights

1) If there is a family property left to you and multiple family members, if the others want to sell you should consider buying them out so the property stays in the family.

2) If you live in Boston, there are a lot of programs that incentivize home ownership and provide support even though it's an expensive market.

3) If you're looking to get into development, don't reinvent the wheel. If the standard is 3 bed/2 bath for the area. do the same thing. From there you can add unique features to set yourself apart.

2) People only think about purchase price renovation and sale, when taking on a flip. You have to remember those extra costs: the insurance you're paying monthly, the electric, the gas, the water, and interest, especially if you're borrowing money.

3) Being a general contractor is all about relationship building. How do you build relationships with your subcontractors that they want to continue to do work with you?
