Since 1989 this investor started his journey as a self-managing landlord and, at one time, had over 300 units he and his team managed! As retirement is creeping up, he has made some changes and is beginning the process of reducing his portfolio to manage, which is now down to just around a hundred doors or so.

We are talking entrepreneurship, building a team, risk management, and so much more! Dan is a wealth of knowledge not only for rental properties and investing, but also with his outlook on life. He really knows how to put things in perspective, and we sincerely enjoyed the hour we were able to spend with him during this interview.

Let me start by saying that we are pet lovers. Kevin and I have owned a pet of some form for the better part of both of our lives. However, we do not prefer pets in some (most) of our units.

There are good reasons why not to allow pets but the argument on why landlords should allow pets is much greater. What it comes down to is personal choice.

How do you make this choice? By weighing the pros and cons! Take what you know about your rental units, your tenants, the state you live in, and how much work you are willing to do when you are faced with turning a unit that has housed a pet and use the information provided in this podcast to make an informed decision.

As we are landlords who promote professionalism and a business mindset, this episode is a prime example of how to embrace these outlooks.

Too many landlords take the hands-off approach, thinking their tenants don’t want to be bothered. That the less contact they have with the tenant, the better. Maybe they won’t move out, maybe they won’t ask us for any improvements, maybe they won’t complain. Guess what? By avoiding the tenants, you’re ignoring your biggest asset, your rental property.

Like your personal home or your vehicle, rental properties need periodic maintenance. It needs to be checked on to make sure your tenants are caring for it as intended in the lease agreement. Make your presence known to your tenants so they will feel like you care about your investment and, in turn, them as your “customers”.

It has been statistically shown that rental properties that go without maintenance, have a higher turnover than those with active, attentive landlords.

Next week is National Fire Prevention Week and we have A LOT to say about rental properties and how to work with your tenant to prevent a fire in your unit.

So much to say that we did a podcast all about it and ended up having to split it into 2 parts!

It’s got a TON of important information about fire safety prevention with regards to clutter & hoarding, using small appliances like space heaters, air fryers, and crock pots, and items to pay attention to depending on if you have a single-family home or multifamily rental.

👉 Emergency Gas Shut Off Wrench: Attach to your gas meter so tenants can turn off gas in an emergency like fire or gas leak.

👉 Interconnecting Smoke Detectors: Great for multilevel homes or ones where the bedrooms are far removed from the living area. Once one is activated, it triggers the others to alarm, bringing attention to tenants much quicker than if they had to wait for the alarm to sound right near them. Limits damage to your unit too!
