First Floor Living Entertaining/Bars - The party has been moved to the upstairs. You know everyone wants to be close to the kitchen so having a bar on the first floor just makes sense.
Detailed Ceilings - Our homes invite you to look up as much as you look down. From coffered ceilings to cathedral and tray designs. Ceilings have become the solution to divide and define space within an open floor plan using beams, moldings, texture, and well-placed lighting.
Grand Staircases - These are both functional and stylish. We are known for making them wide and grand. Make a statement with a grand staircase and get creative with the spindles. Add Windows for more natural light and a beautiful light fixture.
Home Exterior Selections- So many materials to choose from that help with your overall vision. Brick, Stone, metal, Hardie Siding, etc. That front elevation is very important, so working closely with your Builder, Architect, and Designer will help you with your vision for the style and design of your home.
Bringing the Inside Out and the Outside In - Using Pella sliding glass units the lines are blurred between interior and exterior spaces, and kitchens flow effortlessly into family rooms and outdoor living areas. These spaces are enjoyed while entertaining or spending time alone or with family.
Pantries- Pantries are not just for storage anymore. Jeff explains that having a pantry is a big request because it keeps your kitchen counters clean and clutter-free. Jeff spends some time on today’s podcast with Tommy Brand, the owner of Phantom Sound; a Wieland Builders trusted trade partner used on our custom homes. Tommy shares the history of Phantom Sound and explains the range of options and products offered to homeowners and businesses. They include a full service of the following: low voltage audio and speakers hidden in rooms of your home and outdoor living areas (even in outdoor flower pots!) video, home theaters, security systems, motorized blinds/shades, bug screens and smart lighting.
Tommy explains the term “whole house automation” and looks at the differences between the smart home brands Control4, Elon, Sonos and the up and coming Josh, that keeps your data private. Many of the applications have easy control panels that are integrated with your HVAC, security system, smart appliances, blinds and lights.
Jeff and Tommy talk about how theater rooms are not in as high demand as in the past and that surround sound in larger open great rooms, lower levels and outdoor living spaces are frequently requested by clients. Tommy reviews the process he follows with a Wieland Builders customer interested in architecturally hidden speaker systems and the trends that are coming in the next 5 years.
The Home Builders Association (HBA) plays an important role for both Tommy and Jeff. Tommy is very active in the HBA building relationships and developing future new business opportunities. He explains his involvement with CEDIA group, a custom integrators peer group that shares their business knowledge with each other on a regular basis.

Today’s guest is Nathan Madden, General Manager of trade and commercial (Dayton,OH to Carlisle, Ky) for Pella Windows and Doors. Nathan is also very involved in the HBA (Home Builders Association) in Cincinnati and Northern Kentucky.
Both Jeff and Nathan are passionate about getting kids involved in having careers in construction. Nathan discusses his involvement in both the Cincinnati HBA and Northern Kentucky HBA and their programs for kids to get involved in the trades. Cincinnati HBA has Careers is Construction and Northern Kentucky HBA has The Enzweiler Building Institute. These programs provide opportunities and lay out the path for learning skills for a future career in the construction industry.
Nathan discusses Pella Window and Door’s company history, the local and national levels and what it means to him to work for a company that is huge but feels small with family values that is always striving to be innovative. He discusses what makes Pella great in the industry; every employee from the line to sales believes they are giving the best product to the end user. The product not only has high quality and performance, they provide great products at each level to meet the end user with the same quality and high performance.
They discuss some of the popular glass folding doors that are being used in homes recently that bring the outside in and the inside out in. Some have a 10ft opening or a whole wall that opens up.

Why the heck are the prices to build a home so high?
Everything costs more and we are receiving the same exact thing and it’s not just in the building industry. In today’s podcast Jeff explains the cost of building a house and what drives the rising prices. We all need to understand and have an expectation of what the cost of a home really is before we can say it’s too expensive. It’s important for customers to have an honest discussion with your builder and know your budget. Customers need to have an understanding of the home costs. Jeff gives a detailed explanation of the home costs so customers can better understand the pricing. There are many necessities/factors that drive the cost of the home and Jeff discusses them in detail; the land, materials, labor, site specific expenses and additional expenses. There are several ways Wieland Builders passes savings on to their customers. Those would include Buying Groups for material savings, paying invoices early and taking advantage of discounts. Working with our trades to improve efficiencies, communication and reviewing all expenses closely.
Jeff also explains the differences between a Track Builder and a Custom Home Builder. There are many differences, advantages and disadvantages for both. Advantages of a track builder is you now the costs upfront, disadvantage is you have a standard plan with minimal selections, freedom in changing the design and the materials used are usually standard grade. Advantages of a custom builder is you start with a blank slate, you get what you want because everything is customized for you; unique specifications, dimensions and design selections. The materials used are high quality. The disadvantage to using a custom builder is the exact cost is unknown upfront. They will be known after the architectural plans are completed and when the bids/costs are received from the professional trades.

WB Download - Episode 14 Wielands Go Out West & Midstage and Trim Stages in Home Build Process

In this episode Jeff shares with us his recent family vacation driving an RV out West. Jeff and his family visited so many places that include St. Louis, MO, Oklahoma, New Mexico, Arizona, Colorado, Wyoming, South Dakota, Iowa and Chicago, IL. They visited National Parks and dear friends in the home building industry too!
In this episode Jeff continues to discuss the home building process that Wieland Builders follows. During the Mid Stage Phase we celebrate that the drywall is up and now the moisture control continues for the walls and flooring inside the home. Sanding of the drywall is completed and the floor prep and roll-out begins. During this time the floors are screwed down and joints are sanded so there are no future squeaks. Also, multiple coats of paint are applied to the ceiling, one coat on the drywall and the electrician installs all plugs, switches, outlets and can lights. The furnace is hard wired and the sump pump installed and then ceramic tile and hardwood flooring is installed all while continuing to check the moisture reading on the interior of the home. The cabinets and the built-ins are next to be installed.
Te next stage is the Trim Stage. Inside the home during this stage the beams are set and then the inside trim, sills, casing, molding, doors, cabinetry are installed and the countertop templates are measured. The interior painting is completed. On the outside of the home during this phase the brick is finished and cleaned, straw put down around the home to prevent mud splashing on the newly installed brick. The trim is installed, vinyl wrap, doors and gutters. When we are done on the outside then the stone is applied on the home and also on any fireplaces both on the inside and outside of the home. Landscaper does the walkway layout planning during this phase. Concrete prep work and pouring of the porches and driveway is completed. This is an exciting phase and a time for us to share the progress with our clients. We provide a special date night for our clients to enjoy on us and time to visit the home to see how all the selections and planning has come together.
