Well, other than being some of our founders’ biggest passions, real estate and coffee both have a lot of layers to them. There is much more than meets the eye. The more you start to dive deep into each one, the more you understand the nuances and learn how to master them.
Plus, while coffee is one of the world's most consumed beverages, some un-bean-lievably bad cups of java are being served out there. Similarly, real estate is one of the most common types of investments. But not all real estate investments are created equal. The more you learn about both, the less likely you will go wrong.

This week's guest is a man of many hats, Dr. Tudor Francu! Anesthesiologist, multifamily syndicator, sommelier, and beekeeper! He's living proof that where there's a will, there's a way. Starting as a young immigrant from communist Romania, he worked tirelessly to build his own empire, which now includes two medical practices and over 5000 units in his portfolio.
After reaching his dreams of being a successful physician, Tudor yearned for something more. One book that has changed many lives, "Rich Dad, Poor Dad," changed his, too. He met Robert Kiyosaki in person, a meeting that launched his interest in real estate investing. While starting with single-family homes and at one point self-managing 30 houses, he has since moved his real estate investments entirely into multifamily properties. He's here to tell you why you should do the same.
At Coffee Time, Italo finds himself once again facing a challenging critic! Tudor is a trained sommelier with a sophisticated pallet. But Italo is bringing the big guns, fresh from a ziplock bag. This amazing coffee is proudly grown, hand-picked, dried and roasted, by Neander’s Father, Mr. Lima at the Sitio Texas, located in Alto Caparaó-MG - Brazil and is not for sale, it’s only harvested in small batches and distributed to very close friends a few times a year.
Being at such high altitude, this coffee packs all the amazing flavors that the region, terrain and weather has to offer in order to produce a very sweet bean, with notes of Dark Chocolate, Red Berries, Mocca and Awesomeness!

Lemma is a company that has been built brick by brick since 2017. What started as an apartment garage experimentation roasting operation, has grown to a specialty coffee company.They have 3 locations in the DFW area, Carrollton, Frisco, and Plano.

No surprise there - this coffee won the award for Best Coffee in Brazil two years in a row! Italo brewed the floral, fruity, and sweet blend with the V60 pour-over. Ronnie Shalev is a board certified ER doctor whose high pressure job sucked the life out of her, leaving her weary, burned out, and unable to enjoy her family, kids, and day-to-day life. Because she made great money, she felt bound by the “golden handcuffs,” and saw no end in sight.
Through passive real estate investing, she was able to quit her grueling emergency room job and move into a less-demanding role at a medical device company.
Now, she helps others create passive income, so that they have the freedom to do what they want with their time, and not feel bound by their jobs.

Can store bought coffee be good?
Italo adventured through the aisles of a regular supermarket, trying to find good fresh whole beans and he came across the coffee that is featured in this episode.
The chosen one out of the many options he came across, was Avoca Coffee.
They’re from Fort Worth, TX and looked very promising!
The chosen method to extract the most flavor from this coffee was the V60 method.
We noticed that the coffee didn’t bloom as a fresh roasted coffee from a local roaster or a subscription service website.
