The ProfitDig Radio Show - How to Be Your Own General Contractor
play

05/14/24 • 12 min

Being your own General Contractor on a construction project, such as a home build, is difficult if you are not highly experienced in the construction industry. Jerry explains the difficulties that someone he knows well has experienced while acting as her own GC. Jeff explains that the GC must elicit bids from subs for every part of the project that cannot be self-performed (which is likely most of it). From excavation to roofing, plumbing, electrical and everything else, there is a LOT that must be dealt with, and it must be done correctly to pass codes. Though it is difficult, IT CAN BE DONE!
So listen in as the guys talk about how to be your own General Contractor.

The ProfitDig guys talk with home inspector, Wally Rankin, about why you need a home inspector when purchasing a home. Most legitimate real estate agents want accurate home inspections and will advise their clients with regard to inspections.
If a realtor supplies you with a list of inspectors, do your research and pick the best one, even if he is the most expensive. With home inspection, you get what you pay for. A good inspector will begin his inspection even before arriving at the property - he will be looking at other properties in the neighborhood!
An inspector can also provide year-later inspections for warranty purposes, which is an excellent idea that can identify structural or engineering issues that will affect resale down the road.
Learn much more about what home inspectors are, what they do, and how to hire the very best one for your needs.
