Michael McKay's CommunityNow, back to the show and today's guest, Michael Mckay. He started hosting about 4 years ago. And like many hosts, he was using the Airbnb extra funds to finance a vacation... In doing this little Airbnb experiment, he realized that he didn’t have to live with 5 (yes dear hosts 5) roommates to help with his living expenses.
Four years later, Michael manages over 18 Airbnb properties in New Jersey and California. Yes, we have a true hosting visionary with us today.
Michael will be sharing a wealth of knowledge with us today... Two big tips he will share with us? The first: Photos. It’s all about our photos, hosts... Remember, a picture is worth a 1000 words... Especially when your guests don’t read your descriptions. A photo will book your space faster than a beautiful poetic description... Though, I do believe in simple captions...
Another simple tip? If you haven’t had bookings which means no reviews... lower your price... Discounted prices will usually bring traffic and bookings that will lead to reviews...
Of course, it's about getting and maintaining those 5-star reviews... You can always check out my episode THJ 16: How to Master Your Guests Reviews: the Positive and Negative It will help guide you to getting consistent 5-star reviews...
Anyway, as you might know, hosting can be a lonely career, and you know your family and friends get exhausted listening to your hosting stories about your guests. You find them hilarious and interesting... They find them tedious, if mildly amusing... You need a tribe. A tribe that gets it!
Michael wanted to connect with other hosts in person, so he created a meetup group. Soon enough, he was able to get sponsors to pay for space.

Are you missing me as much as I’m missing you?
I know that I haven’t uploaded an episode in a while... like forever. At least that’s how it feels to me. You have no idea how many times I’ve wanted to write an episode.... I had a thought because something came up with a guest. Because as you know something is always coming up with a guest.
I’ve thought, Oh this is going to be a great episode, let me add it to the list. (Side note: the list is long, my dear hosts...super long).
And I know you must be saying... come on, woman, publish already. What’s the hold-up?
Well, dear hosts, I wanted to let you know that I haven’t been kidnapped by Martians; I’m not at a beach vacation; and I’m not at the state capital, protesting the new anti-Airbnb bill. After episode 41: A Healthy and Happy Host Makes for Happier Guests
I went into self-care mode. My house went into SuperDrive self-care as well, and as you know it’s high season in NY. One thing led to another, and I realized that I haven’t published one episode in July?! This is outrageous! I tried... Believe me, I tried. So, this is a very small, tiny, episode...about: Where is Evelyn and The Hosting Journey?
So no, my toes haven’t seen the beach, even though I have a brand new bathing suit. This is because there hasn’t been a vacation...yet. I wasn’t scheduled for such a no publishing hiatus, but here I am.
Life Gets in the Way... Actually the HouseWe have scheduled to record an excellent episode about how to hire, and most importantly how to keep, a cleaning person. I know some of you have been building a team after listening to Episode 33: How to Build and Keep a Team for your Airbnb.
How do I know? Because you tell me about on the facebook group, The Hosting Journey. I also know that one of the biggest challenges is hiring a cleaning person.
Right now I’m heading to a conference, and my cleaning person knows my home. She is in charge. Yes, I have someone else who takes care of the guests because as you know from previous episodes things happen when I leave my home.
But the house needs to be spotless for guest arrivals, and those towels need to be folded in a specific way. Hiring and keeping a cleaning a crew is essential. I wanted this episode to go live...like yesterday.
We tried recording that episode a few times, but because of a bit of construction at my place, it just wasn’t meant to be.
But it will be. I promise.
The House:Talking about construction in my home...that will be another episode: How do you manage construction while having guests in your home?
Well, normally you don’t, and I’ll talk about how you go about all of that. But the bigger episode coming is:
What do you do when you mess up as a host? Big screw up!!! Because hosts, I did...Ohhh, big time! I’m talking humble pie. Refunding guests and all. Of course, I’m leaving you with the cliffhanger, and you’ll need to come back to listen to that episode to find out that even after 8 years of hosting I can make mistakes.
And will I recuperate from it? I don’t know. I’m waiting for a review. Reviews are the lifeline of your vacation rentals...Ohhh, maybe another episode?
You see how episodes keep getting added to the list and that’s not counting me asking you on the facebook group and you letting me know what you want to hear for the next six months: marketing, social media, and much more.
