Here are the takeaways from our June 2020 versus June 2019 market comparison.

The median sale price for single-family homes has gone down a wee bit—a 3.8% reduction to $770,000. The closed sales volume has decreased to 302, which is a 7.6% drop. The average days on market has crept up just a tad to 20 (in June 2019, the average was 18 days on market). 

The median sale price for townhomes/condos is $421,500, which is a only a 2.5% change year over year. The closed sales volume, on the other hand, has fallen to 312—a 34% decrease year over year. The average days on market has gone up to 40 (the same number of days it rained while Noah was on the ark with two of every animal)! That’s a 48% increase from 27 days on market in June 2019. 

We’ve had a full 90 days of the COVID-19 pandemic, and these stats represent the ways in which the market has been affected (or, in some cases, not affected). Be safe, and Aloha!

Do online real estate tools give accurate information?

If you’re looking to Zillow, Trulia, or Realtor.com to get your real estate information, you should proceed with caution. These sites are in business to make money and generate revenue. The listing agents that you see next to certain properties are probably not listing agents. They just pay the site to be featured next to new listings.


Even high-tech software can’t determine your home’s true value.
Additionally, the instant estimates that you get from these sites, such as Zillow’s Zestiamtes, are off by an average of $14,000. They use an algorithm to determine value, but even high-tech software can’t determine your home’s true value based on its price, condition, and location. Zillow allows user-submitted data, which can further muddy the waters.

When people ask us, “How’s the market?” there are four statistics we can point at to gauge its health. Here they are.


Everyone has been asking us about the real estate market lately. To give you the answer, we’re going to look at four different categories:


1. Sold homes. In 2017, we had about 4,000 of them. It’s been right around that mark every year since. We’re still on track for 4,000 home sales this year after having roughly 1,000 in the first quarter of 2020.


2. Median sale price. This is a measure of price where half the homes that sold were above it and half the homes that sold were below. In 2008, the median price was $623,000. In 2011, it dipped to $575,000. Today, we’re at $776,000 which tells us that the market is still stable and increasing.


3. Average sale price.

Susan Foard was born and raised in Honolulu. She has a Masters in Educational Psychology from the University of Hawaii Manoa and is a Licensed Mental Health Counselor.  She has 39 years experience in working with persons with disabilities to obtain and maintain gainful employment both in the private and state government sectors.  

She retired in 2018 as the Assistant Administrator from the Division of Vocational Rehabilitation in the Department of Human Services.  She is currently facilitating Mindful Forgiveness groups based on the Stanford University Forgiveness Program.

We’re coming to you today from a new construction site called Ka'ala Highlands. This is the first phase of a three-phase community, and there are 3-bedroom and 4-bedroom models available to move into during the first quarter of 2020.
