Randy Hughes is my guest on this weeks episode of the InvestFourMore Real Estate Podcast. Randy grew up poor, but found real estate when he was in college. He began investing in single family rental homes and has since bought over 200 houses. Randy learned about the best ways to protect his real estate assets along the way using land trusts. In fact, some call Randy Mr. Land Trust because of his vast knowledge on the subject. Sarnen went to school to become a pilot, ended up in the air traffic control business, and along the way bought multiple rental properties including a 29 unit complex in Montana. Sarnen ended up starting his own property management company to manage his properties, which was expanded to manage properties owner by other investors. Sarnen was a real estate agent in Montana, taught real estate classes, and eventually started TurboTenant to help landlords manage their properties. TurboTenant comes with tenant screening tools, free property management software, and free marketing for rental properties. We talk about all of this and more in this awesome interview.

David was one of the top agents in his area because he helped develop subdivisions, and worked with many builders. The United States has a very unique real estate market. People in the US might not realize it, but this is one of the best places to invest in real estate in the world. The US has great financing for real estate, great rent to value ratios, and affordable properties in most of the country. Reed Goosens is from Australia and always had an interest in real estate investing, but investing in Australia is extremely difficult. The minimum prices in Australia are over $300,000 for a property and it is almost impossible to cash flow. The banks are requiring as much as 40 percent down for the investors as well. Reed knew he wanted to buy rentals, but also knew he needed a different part of the world to invest in. As a structural engineer he had a job that allowed him to travel the world. On this episode of the InvestFourMore Real Estate Podcast we talk about how Reed started investing in US real estate as an Australian citizen and how he has moved on to syndicating large apartment deals.

I have had up to 20 flips going at once this year, which can be a lot to handle. I have a great team who helps me, and I have systems to get them repaired and sold. Before my team can do anything with the properties, we have to find properties to buy! In the past, I bought most of my flips from the foreclosure sale then had to change strategies and buy from the MLS. In the last year, I have bought many flips from wholesalers, and I am adding additional ways to buy. I have had good luck buying flips from the MLS and wholesalers, but I have not been buying as many houses as I thought I would. Last week, I bought my first flip since the middle of May. I have a goal to buy three flips every month, so that was a pretty long spell without buying any houses. I now have three more houses under contract and am getting back on track. On this episode of the InvestFourMore Real Estate Podcast, I talk all about how I find deals in today's real estate market.
