Things not to store under the sink.

Cleaning Supplies with Bleach: Bleach-containing products can release fumes and may react with other substances under the sink, posing a safety hazard.

Food Items: Perishable food items or anything that can attract pests should be stored in more appropriate places, such as the pantry or refrigerator.

Paints and Solvents: Chemicals like paints and solvents should be stored in a dry, well-ventilated area away from food and kitchen supplies.

Welcome to the Oklahoma Living and Real Estate Show. I’m your host, Tim Dumas. I know it’s been a couple of weeks since I’ve shared a new episode of this podcast. I’ve had a family member who has been sick but they are doing better now and I’m thankful. I have some personal news I want to share with you. I’m now with Bricks and Branches Realty here in Oklahoma. Ashley Schubert is the owner and broker. You may remember her as a previous guest on this show. I’m very excited to be part of their brokerage now and I’m still serving, as a real estate agent the Mustang, Yukon, Piedmont and Oklahoma city area.

On today’s show we will talk about some real estate news, some fun things to do this weekend and our special guest today two Oklahoma legends in the RC Car World, Jeremy Mulford and Greg McDonald. This episode was kind of done for fun but I hope it may spark some interest in RC Cars if you have been looking for a fun hobby to get into.

Real Estate News:

Inventory levels have continued to rise (not normal this time of year) and mortgage rates have recently dropped from above 8% to nearly 7.1%. The Fed has almost certainly stopped raising short-term interest rates, and may start cutting rates as early as May 2024.

I wouldn’t be surprised if the existing home sales for October 2023 (3.79 million units ) proves to be the bottom for this 20-month downturn. Since January 2022 (when existing home sales were 6.34 million), existing home sales have plunged 40%!

The NAR itself forecasts 15% recovery in existing home sales in 2024, driven in large part by their assumption that 30-year mortgage rates will drop below 7% by the 2024 spring selling season. (And we’re almost there already on rates!)

The Castle Christmas in Muskogee is something that I really enjoyed going to! Right now it’s open to drive through the lights but starting on the 15th, the Castle will also be open and there will be other activities there as well. It’s really a great time.

The Holiday in the Ark is open now until December 15th. We went last year and had a lot of fun feeding the elephants.

This event raises support for the The Endangered Ark Foundation which is a private non-profit dedicated to ensuring the future of Asian elephants in North America, providing a retirement ranch for circus elephants, and educating the public about this endangered species.

News: From Mortage News Daily

“Mortgage rates moved lower last week, but that did little to ignite overall mortgage application activity. The 30-year fixed mortgage rate declined slightly to 6.91 percent, while the 15-year fixed-rate decreased to its lowest level in two months at 6.35 percent,” said Joel Kan, MBA’s Vice President and Deputy Chief Economist. “Elevated mortgage rates continued to weigh down on home buying. Purchase applications were unchanged overall, although FHA purchases did pick up slightly over the week. Refinance applications decreased to fall 5 percent below last year’s pace.”
