EP123: Grounded Investments: Mastering the Art of Land Note Creation with Jon Jasniak
Join us in this special episode of the Paperstac Podcast as Brett Burky and Rick Allen explore the world of land notes with Jon Jasniak, a prominent figure in the land investing space.
In this episode, John shares his journey into land notes and provides valuable insights into the industry. Delve into the world of land investing and discover the opportunities it offers.
John Jasniak is a successful land investor who found his way into the industry after realizing the limitations of his nine-to-five job as a petroleum engineer. Seeking a path to passive income, John stumbled upon the world of land investing through a podcast. The concept of selling on terms and creating land notes fascinated him, and he decided to explore this avenue further.
Starting off with smaller deals in West Texas, John quickly grew his passive income stream through owner financing and contract for deeds. What began as simple transactions snowballed into a larger operation, with John originating millions of dollars' worth of land notes each year. His ultimate goal is to build a $100 million land note portfolio.
One of John's primary strategies in the land investing space is land subdivision. By purchasing larger tracts of land and subdividing them into smaller lots, John is able to scale his business effectively. Subdivided land is more marketable and offers higher returns compared to individual lots in remote areas.
While land investing presents lucrative opportunities, it also comes with its own set of challenges. It's essential to assess the marketability and potential challenges of each land note before investing.
A challenge in the land investing space is the lack of standardized pricing. The market can be unpredictable, with investors offering different prices for similar land notes.
John emphasizes the value of tools like the Paperstac Price Predictor, which uses AI to estimate note values based on prior sales data.
Land investing, particularly in the realm of land notes, offers a promising avenue for generating passive income. John Jasniak's journey exemplifies the potential of this industry, from starting with small deals to building a mul
