Today I’m joined by Tammy Leeth, who has worked with me for several years now. We want to talk to you about short sales. Our market is starting to move and experts are predicting another wave of short sale properties.
We don’t want to see anyone go to foreclosure. We are here to help you.
If you do need to have a short sale, we will need your bank statements from the last two weeks as well as your pay stubs. We will also need a letter of hardship. This can be a handwritten letter that describes your financial situation. Whether you have lost your job, someone in your family is ill, or something else has happened, simply write down what the situation of the financial hardship is and why you need to short sale your property.
Now, even though it’s called a short sale, this is not a short process. Short sales can actually take a long time. However, we are working to minimize the damage to your credit through a short sale. We are here to help you and your family through this situation so that you can take care of them without worrying about your mortgage company kicking you out of your house.
If you get a short sale, you will be able to purchase a home sooner than you would if you had a foreclosure. Foreclosures really damage your credit. We want to help you through the short sale process and help you figure out what you need to do to rebuild your credit so that you can buy a home sometime down the road. You won’t have to wait eight years like you would with a foreclosure.

How to Be Safe in Extreme Heat

Memphis weather is always hot and humid. But right now as we enter August, this is especially true.
Now, this isn’t something I need to remind locals of. We all understand just how intense this heat can get.
But always remember that in this kind of heat, it’s important to look out for the dangers and risks that come along with it.
If you have pets, make sure that they are well taken care of. Please don’t leave them anywhere, especially outside, without water or shade.
But it isn’t just our pets who are affected. Be on the lookout for the safety of everyone around you. Whether it’s your friends, family, or neighbors, please check on the people around you to make sure that they are staying cool and safe.
Also, be especially mindful of the safety of the elderly. Heat can be extremely dangerous for everyone, but especially for anyone who might already be in frail health.
Providing water to your neighbors, the elderly, and also staying hydrated yourself is incredibly important.
We’ll be checking in with our past and current clients throughout this hot time of year.
Finally, be very careful if you play sports. Getting out to the ballfield is fun but can be dangerous in this heat.

If you’re considering selling your home, I’ve got some powerful points for you to consider.
Right now, our inventory is low, property equity is up, and if you’ve owned your home and are waiting to retrieve your equity so you can move into a smaller, larger, or different home, it’s a great time to accomplish that. Interest rates are still extremely low for buyers too.
In the last few years, many homeowners felt that the equity in their home wasn’t where it should be. We’re back to a stable enough point now and those equities are attainable. I’m actually having difficulty keeping properties on the market for more than one week at a time.

Right now, the market is in desperate need of inventory. So with as many multiple offer situations as we’re seeing, what can you do to make your offer more attractive?
As a seller’s agent, I’ve personally seen a lot of my clients rejecting offers where the buyer seems to be asking for “everything and the kitchen sink.”
With as competitive as things currently are, buyers should be putting their best foot forward—which means not loading down an offer with excessive demands.
When it comes to repairs and touch-ups, we have all kinds of vendors on staff who are qualified and willing to help you make any and all changes you might want or need.
The ideal situation is to create a win-win transaction for both sides. In this hot market, the seller should be comfortable knowing that they are getting a good deal by accepting your offer.
By not overloading the seller, it will be much easier to make your dreams as a buyer come true.

What Can Homebuyers Expect During the Closing Process?

Last time we went over what happens during the closing process from the seller’s side. Today, we’ll explain how the process works for a buyer.
Once you go under contract, we start lining up all the inspections and get in touch with your lender. We also speak with a closing attorney. Tammy will need to know your social security number, which mortgage company you're using, and your plan for homeowners insurance. She then sends all of that information to the closing attorney. The closing attorney then makes sure you make it to the closing table without any surprises.
If you need any help with or have any questions about homeowners insurance, often called hazard insurance, Tammy and I can assist you with that as well. There are often a lot of discounts involved, and you need to ask for those.
It’s important to know that the closing attorney has nothing to do with the keys to the home. Once your lender has given the funds for the home to your closing attorney, Tammy and I will handle getting you your keys.
Whatever I can’t handle, Tammy takes care of and vice versa. Whether you are looking to buy or sell a home, we will take care of all the little details that go into your real estate transaction.

One question we get all the time from buyers is, “Where do I start?” In fact, this tends to be the number one question they ask us. Many think the first step is to start looking at homes, but we think there’s another step that you need to take before that.
The first thing you should do if you plan on buying a home is meet with a mortgage lender. They will help you determine what you qualify for, what your monthly payment will be, and exactly what it is you want to purchase.

I’m delighted to introduce you to a very important member of our team and a very important member of my life. Of course I’m talking about my daughter Megan, who has a big role on our team that she performs wonderfully in.
Megan is here Monday through Friday (and when I’m not here on the weekends) and I rely on her quite a bit. She does a lot of things for us, including uploading photos and information to the MLS and distributing that information via our online marketing. She also takes phone calls, keeps agents in the loop about different properties, and so much more.

The holiday season is starting. Today, I wanted to address some safety issues and give you some tips to protect your personal property.
During the holiday season, people are out spending money and shopping at the mall. Some people leave their Christmas trees on at home or leave important personal items in the car.
One of the most important safety tips I can give you as a former MPD officer and Realtor is to be careful on social media.
Social media is a great way to keep up with everybody. However, when you post on social media, you are advertising that you are not at home. You are advertising that your home is vulnerable. Even the best of locks can allow unsavory people into your house, so be careful when posting to social media.
As great as social media is, not everyone there is exactly what they are supposed to be. Some people may be looking to break into your home while you are away at family functions or on vacation.
