I share FIVE costly lessons learned. Small multifamily homes are great for house hacking (live in one unit and rent others to pay your mortgage) but beware ones not legally zoned. If something can go wrong, it usually does! Real estate investors are optimistic but you should vet if a property will be a cosmetic fixer upper or a structural renovation project (more costly). IF you buy low enough, you will allow yourself some space in case your actual expenses exceed your projected estimates. General contractors allow you to be more hands-off with the renovation, but raise costs and lead to less control over quality and speed, sometimes creating perverse incentives. To avoid bad incentives like creating built-in obsolescence, don't hire the same crew to renovate as the ones that maintain your property. Don't underestimate the power of relations, honesty and keeping on the right side of people - location and neighborhood can't be changed. I provide an important sixth bonus pitfall to avoid. The value is in the buy: if you buy right, you allow yourself wiggle room should costs overrun. 06:47 General Contractors General Contractors raise costs, lead to a black box in terms of quality and speed, and may have questionable incentives. Pros: they allow you to be hands-off. 08:30 Separate Teams Separate your maintenance contractors from your renovation team or you may create the wrong incentives. 09:45 Use Long Term Rent Numbers Don't rely on short term rent when running numbers. Keep on the right side of people. Identify the best paying jobs. Controversially first, but before you make up your mind, open it. The market values certain occupations more than others. Something is a hobby until it makes money, so see https://www.glassdoor.com + chat with people in careers to see what it's like, what's required + what they earn.

Lucrative high salary occupations provide income to support you + others. You'll be more motivated + relaxed when your financial life is solid. Knowledge is step 1, so know where you're going. If you're a people person, are you open to nursing vs teaching? If you like reading, are you open to law school vs studying History? Similar abilities + skills, but compensation is much higher in nursing + law than in teaching + History.

02:36 Work On Your Strengths

Identify your strengths + weaknesses. Ask friends + family. Meditate. Take aptitude + IQ tests. IQ is important for scientists, but hard work often beats smart work. Employers prefer hard workers + this helps you develop skills + experience that are scarce so you earn a higher wage. Be first into the job + last out: commitment + dedication.

Traits like being good with people or a salesperson are a combo of skills: firm handshake, good eye contact, posture, oral communication...all can be learned + improved! Speaking languages + writing code are skills you can learn. Join your local Toastmasters to develop your public speaking + confidence. Just start: most skills you learn are on the job, not in formal education.

Third, find what you like, but it's important to find jobs that pay first. If you're not a good fit, maybe choose a different path, so it's also vital to identify your strengths. Even those who love their jobs dislike parts. Your goal is to find something you enjoy so you can work for years to develop your expertise. Finding what you dislike is as important + often easier. Just try. Start something. Dip yourself in.
