Intelligence Talks - Why are London rents surging and when will they cool off?
play

09/24/21 • 14 min

The London rental market is booming as students and office workers return to the city. There is now upwards pressure on rental values in an undersupplied market. Anna is joined this week by Gary Hall, head of lettings and Sacha Hawkins, who heads up our relocation agent team, to discuss the future prospects of the market. How long will rents keep on rising? The trio look at how fast London rents have risen compared to other major UK cities, and discuss whether this is just a temporary phenomenon as pandemic restrictions ease. They also look at appetite from the corporate relocations market and which business sectors are chasing rental options in the capital.

This week, we look at the UK government’s plan to overhaul the planning system. How realistic are their proposals and why are residents and backbench Tory MPs increasingly concerned?

Anna is joined by David Cooper, planning specialist and lawyer, best known for his involvement with Arsenal FC's move from Highbury to Holloway, as well as Knight Frank co-head of residential development, Justin Gaze.

This week, Tory backbenchers warned Boris Johnson that plans to scale down the controversial reforms will not be enough to avoid a large-scale rebellion. Nearly 100 heave threatened to rebel by voting against the proposals in the autumn. Some Conservative MPS also fear that planning reform may have cost them the Chesham and Amersham by-election in June.

David and Justin share their views on the overhaul and explore why criticism is building. They also discuss alternative solutions to the housing crisis - from building new settlements, to releasing more greenfield land and investing in infrastructure and boosting funding for local authority planning departments.

This week, the UK has been preparing for the first significant easing of the third national lockdown. After over three months for some parts of the UK, pub gardens and hairdressers will be reopening on Monday. As cities prepare to reopen, how are UK residential markets changing and what’s coming next? Is a ‘normal’ property market still some way off?

UK head of research Tom Bill and senior research analyst Chris Druce join host Anna Ward for this week's episode. They discuss how they think the market will evolve over the next few months, what's driving activity currently and what some of the challenges will be later in the year. They also look at what's happening in Tel Aviv, whether the flight to the country is slowing yet, the significance of London's recent sharp drop in population and the impact of ongoing international travel restrictions.

Classic cars have been one of the top performers in our Luxury Investment Index, but how are they faring now, and what does the future hold as environmental regulations tighten?

Andrew Shirley speaks to His Royal Highness Prince Michael of Kent GCVO to find out how the world of classic cars has changed. He reminisces with Andrew about his early memories of driving and most memorable experiences on the road, including a rally in Brazil in the 1970s where a wheel of his Austin Maxi snapped off, and his recent interest in buying an electric car. Prince Michael is a keen ‘hands on’ motoring enthusiast. As well as being President of The Royal Automobile Club and Patron of The Concours of Elegance.

Andrew also talks to James Knight, Managing Director of Bonhams UK, who recalls renting the Royal Albert Hall for 24 hours to sell an iconic Bugatti in the late 1980s at what was then a new world auction record of £5.5 million pounds. He also comments on the impact of the pandemic on the auction market, and why he thinks the market for classic cars has stabilised following a heady few years after the financial crisis up until about 2015.

We’re back with episode two of our latest series. After catching up with our New York affiliate Newmark last week on what’s happening with the office market over there, we now look at London, Paris and Hong Kong.

The next few weeks are expected to be a key test for the London office market with our research estimating there’s around £5bn worth of offices up for sale in the capital. Faisal Durrani, our Head of London commercial research, explains why London office demand is rising, while Knight Frank Hong Kong Associate Director Martin Wong, and Knight Frank France Chief Economist and Head of Research David Bourla discuss what’s driving their markets.

We also hear from architect professor Jason Pomeroy. Jason thinks cities are resilient and that we will be getting back to our every day lives fairly soon. He goes all the way back to the 14th century to illustrate why.

We finish with a look at the five key themes driving real estate. What will be influencing global real estate decisions over the next six months? Associate Partner Flora Harley and cross border commercial real estate adviser Alex James discuss office re-occupancy and currency markets.

Intelligence Talks - Labour's housing plans unpacked
play

07/09/24 • 19 min

Rachel Reeves used her first speech as chancellor to reverse some Conservative housing policy following a Labour landslide. But aside from bringing back local housing targets, how else will the government get Britain building again? In this episode our expert panel dive into getting the balance right between net-zero goals and extensive housebuilding plans, the need for renewable energy and regulatory certainty, and how the UK and European residential markets compare.

Also, if you had £50 million, where should you put that money right now in residential real estate?

Host Anna Ward discusses this and more with guests Flora Harley, Stuart Baillie, and Kate Everett-Allen from Knight Frank.

In our latest Ski Property Report, a third of respondents to our sentiment survey said the long-term resilience of a ski resort is very important to them and influences their decision on where to buy. In this episode of Intelligence Talks, we look at the impact of climate change on Alpine property markets. Anna speaks to Kate Everett-Allen, head of global residential research at Knight Frank, and international residential partner Alex Koch de Gooreynd.

They discuss how ski resorts are innovating to respond to snow shortages as well as driving more tourism through a broader range of year-round activities. In addition, they share which resorts are likely to be the most resilient in the long-term, drawing on key findings in the report which includes analysis of ski areas over 2,000 metres with north-facing slopes across key French and Swiss resorts.
