The myth in business is that Netflix killed Blockbuster. The reality is Blockbuster failed because they refused to listen to their customers. The customers wanted streaming. Blockbuster tried to convince the consumers they were wrong. And they failed.
In real estate we are primed for a disrupter in the marketplace. Over the years we have seen disruptions in real estate in the form of the internet, social media, video and Zillow. So what is next? But more importantly, are you going to be like every other agent or are you going to be a disrupter and become the next "Top Agent". One thing every top agent has in common is they disrupted the market in some form. If you want to be a top agent you can't keep doing it the same way as everyone else. Now is the time to change and take a chance at being a disrupter.

Under SC Code 40-57-370 a real estate agent is required to provide a meaningful explanation of agency at the first practical opportunity when the conversation turns substantive.
The substantive contact factor is the final link to correctly delivering a meaningful explanation of agency. So when does the conversation turn substantive? What does the statute say? And, how does this play into your explanation of agency?

Every real estate agent works in fear of having a grievance filed against them with the Real Estate Commission. Many agents think because they are a good and ethical agent that no one will ever file a grievance against them. That is just plain wrong. Most of the agents I represent before the Real Estate Commission are top agents in the MLS and are pillars in the real estate community. These are the agents that sit on real estate boards and mentor agents. The truth is any agent can have a grievance filed against them. In this podcast I bring my experience of representing over 50 real estate agents before the real estate commission to explain the grievance process. I also provide you several ways to protect yourself now so if a grievance is filed you will have the ammunition to defend yourself.

Everyone is on edge about broker compensation. How do we handle it through Form 120? Why can it not be done in the contract? What about all of the issues with concessions?

I have had many conversations with Realtors who espouse their anger over how things are being run at NAR. In fact 62% of Realtors in a national poll have stated so. Today I offer Ten "suggestions" for NAR that will help it suck less.
In providing this list it is done with a belief that NAR is probably the only group standing between you and the morons in the government screwing you more. And it is also done with a belief in the value of SCR and the local associations.
Let me know what your thoughts are. Hopefully NAR will start to make the necessary changes to win back its members.
