*Nick Kremydas is the Chief Executive Officer of the 27,000-member South Carolina REALTORS® (SCR). Nick and his wife Pauline are proud parents of their 17-year old daughter Penelope and their 13-year old son, Evan. Nick is a graduate of the University of South Carolina School of Law and is a member of the South Carolina Bar Association.
Nick served as staff legal counsel in Governor Carroll Campbell’s Administration before joining the REALTORS® in December of 1994. Nick was the Association’s General Counsel and Chief Lobbyist for 12 years and received the REALTOR® Certified Executive (RCE) designation in 2004. In 2006, he was hired as CEO of the Association. Nick is a tennis fanatic, cyclist and is a proud Gamecock!

As if almost on cue, another real estate agent commission lawsuit dropped last week. This time it was filed against 50 to 60 mainly local South Carolina agencies. Notably missing this time were the large brokerage that settled their lawsuits with the Sitzer/Burnette plaintiffs. What does this mean for the market?
Also, there is bi-partisan opposition to a bizarre title insurance proposal where Fannie Mae would assume the title risk in place of title insurance companies. It is truly preposterous. Learn if it would affect your closings.

Many consumers think that interest rates are at an all-time high and that buying a house is so much more expensive now than it was this summer. That would be incorrect. As of the first of December 2022 interest rates are lower now than in June and just slightly more than in April. But even if rates go up or are higher than this spring and summer, buying a house is vastly cheaper in most cases because of the end of the appraisal gap and multiple offers.
James Fleshman of Foundation Mortgage joins me on Dishin' Dirt to discuss the math of payments, interest rates, down-payments and appraisal gap and how it makes buying a house now so much better than this previous spring and summer.
