Armed with only $3,000, gut-wrenching fear, and absolutely no real estate experience Mark Podolsky bought his first few parcels of raw land in 2001. Today Mark is the owner of Frontier Properties, a very reputable and successful land investing company, and has been buying and selling land full time since 2001. By focusing on working smart, not hard, he has completed over 5,000 land deals with an average ROI of over 300% on cash flips, and over 1,000% on the deals he sells with financing terms. Prior to his land investing success, Mark had a high-stress, soulless corporate job, and felt trapped in a state of solo-economic-dependency (i.e. his income stopped as soon as he stopped working). Escaping solo-economic dependency changed Mark’s life in so many positive ways that he decided to teach, coach and mentor others to help them achieve their financial goals. Even though Mark invests a lot of his time helping others, he stays actively involved in running his land investing business, and is dedicated to teaching the most current and relevant “real world” land investing methods to his students. Ken Atchity is a multi-talented author, literary entrepreneur, and film producer known for his expertise in storytelling. With a successful career spanning decades, he has written captivating books, represented authors, and produced films. His passion for storytelling and commitment to helping others unleash their creative potential make him a prominent figure in the industry. In addition to his literary management and coaching business, Ken recently added “Write Your Own Obituary” to his consulting options. Who better? After all, he wrote his own obit. My Obit 2: My Southern Belle The train that carried the author south from Kansas City to his native Cajun homeland was named “The Southern Belle,” which the young Atchity believed referred to his mother’s all-powerful control over his imagination. He left a world of grape leaves, cabbage rolls, and houmus for steak & gravy, shrimp etouffee, gumbo, and boiled crawfish—and a welcome world of tall tales, endless jokes, and fishing stories that kept folks on the front porch for hours at a time. Where Vol 1, Daddy Holding Me, focused on his father, My Southern Belle analyzes the parent who inspired his multiple careers as an editor, writer, professor, literary manager, and producer. Where his father was a straightlaced accountant, Atchity’s mother was a raconteur, jokester, and improvisational spinner of yarns of varying levels of veracity. Passive-aggressive, with boundless energy, and intensely optimistic, she created an environment that drove her children to excel and entertain in whatever they undertook. Today Ben Gay III and I are working from The Closers, Pt 2, Page 89 -- GET STUPID! In the realm of sealing the deal, some of the most successful salespeople embrace a peculiar strategy: they willingly succumb to a bout of apparent foolishness. According to their own wisdom, there's a method to this madness, a method that frequently yields substantial returns. Here is why. Encouraging your customer to delve deeply into their objections proves to be a powerful method for steering them away or, better yet, converting the objection into an immediate sale. We actually discussed the effectiveness of this approach in our podcast just last week. In a manner reminiscent of the traditional ol' country boy approach to selling, the seasoned closer skillfully feigns a momentary lack of comprehension regarding the customer's objection. This intentional confusion serves as a strategic opening, providing you with the chance to request a more comprehensive elaboration on the objection—often, a significantly more detailed one. You're initiating a dialogue now! By initiating a dialogue, you create an opportunity for open communication and understanding. This is crucial in the sales process because it allows you to address concerns, gather valuable information, and tailor your approach to better meet the customer's needs. Understanding their objections in detail empowers you to provide targeted solutions and build a stronger case for your product or service, ultimately increasing the likelihood of a successful sale.
