Since Covid, we have seen a rise in plotted development launches across the outskirts of metros along with tier 2 & 3 cities, as people crave open space, clean environments and a connection to nature. As urban Indians start to put more thought into their health, wellness, and living a sustainable lifestyle, we’re seeing a new trend emerge in India in the form of managed farmland.
A lot of us may dream of retiring to a farm outside the city, but the process of actually setting up something like this in India can be complicated, not to mention all the work that goes into running a farm successfully. To solve for this, today’s guests have worked on managed farm plots that utilize technology along with permaculture and regenerative farming principles, to help new age urban farmers realize their visions.
Mr. Chitlur and Mr. Setty have been working on this concept through Hosachiguru Farms for more than a decade, and joined Hosachiguru after their own entrepreneurial ventures. Today, they have over 1000 customers, and have delivered 1200+ greened acres, creating ecosystems through timber and food forests for their growing community of co-farmers.
In today’s episode, we discuss how managed farmland works, how farmland should be viewed from an investment lens, creating farmhouses and unique experiences, the principles of regenerative agriculture, and much more!

As the coliving market regains some vigor after a trying pandemic period, we have with us today Rishi Sreedharan, the Co-Founder and CEO of Hyphen, a community focused CoLiving operator.
Renting a home as a student or young professional in India can be a daunting task. Younger renters, especially in metro cities, are either priced out of suitable accommodation, or on the receiving end of structural problems in Indian rental markets. This gap between demand and supply has historically lead to the proliferation of unregulated PGs and hostels, which many young Indians are forced to rely on, in spite of the lack of standardized quality, safety amenities and often hygiene.

Today, however, things are changing, with the emergence and growth of professionally managed and curated rental options for India’s millennials and Gen Zs, through both student housing, and co-living. Co-living is a community focused residential format giving occupants professionally managed spaces, standardized services, amenities and above all a like-minded community to engage with and belong to.
A civil engineer by education with MBA from the Fuqua School of Business, Rishi worked in REITs and Wealth Management in the USA, before returning to India, where he decided to leverage his industry experience and family legacy to address the need for quality housing options for younger people in India, by founding Hyphen.
Hyphen currently operates across Delhi NCR, Bengaluru and Hyderabad, but aims to expand into new markets and sub-sectors in the near future.
Today, Rishi talks to us about the need for coliving, the range of offerings in the market, and the prospects for the co-living market in India, in the foreseeable future.

Over the past few years, the air quality in urban India has gone from a seasonal problem in certain cities to a growing concern among the entire urban population in India. This can be seen in the AQI or Air Quality Index in most Indian cities, with more days of the year in the "severe" and harmful categories.
Air pollution has many health effects, both direct and indirect, along with other factors like particulate matter.
So what steps can be taken to mitigate the impact of poor air quality, both outdoors and in the spaces at which we spend the most time, our homes and workplaces?
To answer this, we thought it would be the perfect time to reconnect with one of out first ever gusts on this podcast, and get an update on the issue of air quality in India! To talk to us about this, we have a returning guest in Mr. Abhinav Gupta, CEO of Active Buildings.
With a background in engineering, Mr. Gupta started Active Buildings in 2016, to work on smart solutions that increase both the productivity and wellness of building occupants. In this episode Mr. Gupta revisits the current state of air quality in urban India, and talks about some interventions they have deployed in commercial, residential and even public spaces.

Joining us today is Mr. Vijeth Reddy, the Co-Founder and CEO of Kots a pioneering residential leasing company operating in East Bangalore, that caters to the needs of both tenants and Landlords.

Renting an apartment in a metro city is fraught with challenges for both the tenant and the landlord.

If you’re a tenant you have several criteria you’re juggling: price, location, quality of the apartment, proximity to shops, restaurants, ease of connectivity or commute to your office or college, and of course a Landlord who is attentive and responsive in the event something goes wrong or needs to be fixed in the apartment.

If you’re a landlord your main concerns are probably a tenant who pays their rent on time, who respects the property and doesn’t cause any damage, who respects the buildings common areas, and of course there is a target rental yield you would like to achieve.

For both parties there is an asymmetry of criteria and a lack of benchmarks for their expectations.

To bridge this gap, Mr Vijeth Reddy and his wife Mrs. Sageetha Reddy, founded Kots in 2019. Kots is a pioneering residential leasing company operating in East Bangalore, that caters to the needs of both tenants and Landlords. An engineer by education, Mr. Reddy is a serial entrepreneur with a history of building startups in varying sectors.

Kots is one of the few Indian companies in the residential sector that partners with developers to operate on a Build-to-Rent model. The company maximizes returns to the landlord, while also catering to 11-month rental contracts for India’s young professionals, with their primary tenant demographic being 24-35 years of age. Kots also solves for the upkeep and turnover of the properties they manage.

Kots has already grown a foundation in East Bangalore having served over 900 tennants and 50 different Landlords, in the last 4 years. The company’s plans for the next two years include a tenant base of 3000, working with 100 different Landlords, and perhaps hoping to expand to other markets in India soon.

An IIT Delhi alumnus, Ms. Singhal’s professional journey began with the Boston Consulting Group, but soon transitioned to entrepreneurship with her founding SolarArise - a solar asset management company. During her tenure at SolarArise, the company was responsible for developing over half a gigawatt (GW) of solar projects across seven states in India, that went on to be listed on the London Stock Exchange.
Today Ms. Singhal has embarked on a new mission with Mynzo Carbon, which stands for MyNetZerO. Mynzo leverages technology to automatically measure emissions, create individual climate identities, and provide personalized nudges for reducing carbon footprints. The vision extends further with My-Forest, a project aimed at carbon recapture to achieve net-zero emissions.
In today’s episode, we talk about the changes in the renewable energy market in India, the various stakeholders when it comes to climate action, and how each of them can play their part in helping to mitigate the problem.
