Establish your rental criteria (e.g. must earn 3 times monthly rent, no prior evictions).
Check that you're charging market rent, don't short change yourself!
Questions to ask previous & current landlord:

  1. How are you related to the applicant?
  2. How many pets do they have?
  3. How often would they pay late?
  4. Who all lived there with them?
  5. Why are they moving out?
  6. Would you rent to them again?
  7. Any other comments?
