Neither Andy Heller nor his real estate partner Scott Frank, ever intended to become full-time real estate investors. However, in their approximately 40 years of combined real estate investing, they have developed a long term real estate investing strategy that has allowed them to make loads of money while minimizing their time, effort and headaches.

On a part-time basis, while involved in successful non-real estate careers and putting their families first, Scott and Andy have bought, rented and sold approximately 100 homes. Additionally, in many years, they have made more money in their 2-5 hour a week “side real estate investing job” than in their 40+ hour per weekday job.

Over the years, Andy and Scott learned a lot. They eventually developed the “Buy Low, Rent Smart, Sell High” program, which is a grounded and realistic wealth generating method. You can use it to buy one home or dozens. Andy and Scott are living proof that it can be done, and it does not take a lot of money or a lot of time....just the desire to make it happen.

In 2005, FORTUNE MAGAZINE recognized the “Buy Low, Rent Smart, Sell High” program among the top five real estate wealth building strategies. After the Fortune recognition, requests came in for Andy and Scott to speak and teach others what they have learned during their real estate investing career. Shortly thereafter Andy and Scott formed their educational company called “Regular Riches”. Andy and Scott selected the name “Regular Riches” to show that “regular guys” and “regular gals” just like them can achieve real estate riches.

Andy was born in Canada, raised in Florida, has lived for many years in Georgia and California, and has studied real estate markets throughout North America. He has helped countless people in their efforts to realize their dreams, and he is ready to share his knowledge to simply and easily put you on the road to financial freedom.

What you’ll learn about in this episode: Why Andy calls himself an “accidental investor”, and how he has structured his business model Why they key to Andy’s REO (real estate owned) model lies in timing and in tracking pre-foreclosures as early as possible Why Andy sticks exclusively to post-foreclosure, and why he prefers to deal with the banks directly What Andy does with the REO properties once he has successfully purchased them, and why he likes lease options Which circumstances cause Andy to wholesale a property rather than deciding to lease it Why buying foreclosure properties from banks can help you develop a working relationship with them Why buying from banks should be considered an integral part of any wholesaling business How to get an exceptional deal on Andy’s three-part course, normally selling for almost $2000 Why there is certain to be another recession in the future, and why preparation will help you survive it Why you need to have a business model ready now, so that when the market inevitably softens you’re in a good position Resources: REInvestorSummit.com/RegularRiches REInvestorSummit.com/Livecomm REInvestorSummit.com/Machine REInvestorSummit.com/aof REInvestorSummit.com/coaching

1000Houses.com Podcast - Episode 45: Multifamily: The New Opportunity for Investors
play

01/10/17 • 48 min

Charles Dobens is a Boston-based attorney and apartment investor, though none of his properties are located in Massachusetts.

Ever since he was young, Charles wanted to own apartments. But, taking the path of least resistance (and not the path less traveled) he decided to enter the family business of insurance after getting out of college. That started a long journey that finally brought him back to the business of multifamily investing.

Charles has been involved in multifamily transactions either as principal, attorney or consultant totaling approximately $500MM. He currently owns and operates approximately $20MM of property in several Midwestern states.

In addition to owning and operating these properties, Charles also owns the management company that oversees them as well. (Don’t believe what you have heard or read about just hiring a third-party management company to run your properties and life will be a breeze. It’s like sending your child away to boarding school in Switzerland and then wondering why you don’t have a good relationship with them).

After seeing the dearth of good, quality training for the new investor, he co-founded the Multifamily Investing Academy, working with new investors to train them in the correct way to acquire, operate and own multifamily property.

His law practice is a “boutique” law and consulting firm with one specialty; assisting his clients through the entire acquisition, ownership and disposition process of multifamily property. With their experience as multifamily investors, Charles’ firm is uniquely qualified to walk investors confidently through the entire process; analyzing property, negotiating contracts, organizing funding as well as transitioning to ownership.

If you come to one of his presentations, expect a no-holds-barred presentation that will leave you laughing (and sometimes crying) but wanting more straight-talk about owning apartments and dealing with residents. The audiences typically include repeat customers looking to hear his latest stories of multifamily ownership.

Charles lives in Duxbury, MA with his wife, Kate, and their four children, Abby, Jack, Nancy and Sam (ages provided upon request – hey, they change every year).

After years of running in road races all across the world, he now plays the piano.

What you’ll learn about in this episode: Charles’ background and how he got into real estate Why you shouldn’t ask for money — ask for help How to know where you should be looking for deals How to prevent people from committing fraud against you Why you need to get out there and find deals Why this business isn’t about real estate How Charles protects the people he coaches The direction Charles and his wife are going next Why you must read “The E-Myth Revisited” Resources: REInvestorSummit.com/dobens REInvestorSummit.com/noteservicing REInvestorSummit.com/grow REInvestorSummit.com/200+ REInvestorSummit.com/coaching

Mitch Stephen has been a self-employed RE investor for 20+ years. His real estate investing career started at the age of 23 when he read “Nothing Down” by Robert Allen.

REAL ESTATE INVESTOR: Mitch, together with his wife, Tommi, and his daughter, Shannon purchased their fair share of local houses. Their company, Independence Day, Inc., has bought and sold over 1,500 properties in and about San Antonio, Tx since 1996. This company specializes in buying distressed properties with OPM and the selling of those owner financed properties.

AUTHOR: Mitch is the author 3 books:

MY LIFE & 1,000 HOUSES: Failing Forward to Financial Freedom

MY LIFE & 1,000 HOUSES: 200+ Ways to Find Bargain Properties

My Life & 1,000 Houses The Art of Owner Financing

For more info about these books go to http://1000houses.com/the-book/

EDUCATOR: Mitch offers Online Education, Group Coaching, and one-on-one Mentorships as it relates to all the aspects of Owner Financing and owner financed properties.

Mitch forged the creation of a mass texting software, LiveComm.com to help solve problems that arise when you get numerous calls from bandit signs and other advertising efforts to sell your houses.

The main reason Mitch wanted this system was to reduce the number of calls from potential buyers (that asked the same questions over and over) to a group of the most qualified buyers, saving time for the sales team. This solves that and much more to streamline your selling process.

What you’ll learn about in this episode: Why many investors tend to blow off leads that they don’t think are valuable to themselves, though they could still be valuable to someone Why real estate is often about limiting the amount of liability and responsibilities and why just buying and selling is often the best strategy The reason some people prefer to buy “slum” houses and some people prefer to buy high-end luxury houses Foreclosures, tax liens, and other encumbrances: why these may make properties less attractive to you, but still attractive to someone Why Mitch deals with both primary leads — his own leads — and secondary leads, which others may be interested in How undesirable leads can still be followed up with low offers and turned into other leads, if someone else is interested in them Mitch’s sequence of lists he can use to forward leads to, in the event a property isn’t to his liking Mitch’s mentorship, which focuses on not fitting a square peg into a round hole How through mentorship, people can be challenged and grow in business, with external forces supporting and guiding them Resources: REInvestorSummit.com/privatelenders REInvestorSummit.com/noteservicing REInvestorSummit.com/Grow REInvestorSummit.com/101 REInvestorSummit.com/coaching

08/29/17 • 34 min

When Dixie Decker was 18 she bought her first house and rented two of its rooms to her friends, meaning she didn’t have to pay a dime for housing during college. Later, she got married, had two beautiful kids, became a mortgage broker and a realtor, and then the 2008 market crashed in both industries, bringing her 10-year marriage down with it. She had to file for bankruptcy because her husband had secretly opened $100,000 worth of credit cards. Working three jobs just to stay afloat, she missed her two girls at home who she had to care for alone. She needed freedom and hated not chasing her dreams!

After two years in corporate America, she ran into her middle school best friend and he brought her in on a new student housing business. When her mentor gave her a unique buying method where she could use other people’s money and credit, they very quickly had six rehab projects going on which they rented as off-campus student housing.

In addition to creating a niche market, Dixie and her business partner revolutionized the profit making potential of rental properties. Using per-room rental rates, they were able to collect multiple checks from one house, while the neighboring landlords collect one. An incredible benefit this provides is they can pay close to market value when buying and then have cash flow that is double and sometimes triple the average investor’s single family rental cash flow. By using lease options she learned her business could do many more rehab projects simultaneously and start earning more money faster.

In just three years Dixie has raised over $5 million in private money. Because of the systems she has in place, her business runs on auto-pilot and, most importantly, she collects over 152 checks each month in the mailbox and has over 40 golden geese with none of her own money in any deal.

What you’ll learn about in this episode: A real estate investing niche that can be incredibly profitable Starting out in real estate even when you have very little funds Doing student housing the right way to protect your investment Strategies that you can use to invest with incredible profits Making the offer to potential private investors in a way that makes them feel safe How to structure a student rental business in a way that makes sense What college student renters are looking for in the modern market Using parental involvement to protect your investments in student rentals Protecting yourself and your investors while operating a rental business Why per-room rental rates are better for you and your renters Resources: REInvestorSummit.com/live REInvestorSummit.com/Grow REInvestorsummit.com/Pro REInvestorSummit.com/101 REInvestorSummit.com/100
